Where to Stay in Breckenridge With Toddlers (Peak 8 vs. Peak 9 vs. Town)

Breckenridge is a great choice for a family ski trip. It is the other Colorado resort that takes babies from 6 months, and the only one where you can realistically put a baby in daycare and a 3-year-old in ski school and still ski yourself before lunch. The complication is that Breckenridge has three kids’ ski school buildings across two peaks, plus a town that is a gondola ride away from the slopes. So where exactly should you stay in Breckenridge for a ski trip with kids?

Breckenridge is huge and picking the wrong place to stay with kids can cause a headache and a lot of wasted time on your ski trip. We are breaking it down so you can find the perfect lodging for your family ski trip to Breckenridge.

What’s the other super family friendly ski resort that takes babies in their nursery from 6 months old and 3 year old’s and older in ski school? Keystone is another great choice for a family ski trip and we broke down exactly where to stay in Keystone with kids! We also ranked 16 total Colorado ski resorts for families and have an easy to read comparison table to help make your family ski trip destination quick and easy.

Next thing to figure out, of course, is ski gear. I’m not going to sugar coat it. Skiing with kids requires a lot of equipment and being unprepared will ruin the vibe of your ski trip. Our kids ski essentials, warmest base layers and ski school packing list will help you come prepared for a great time.

Why families pick Breckenridge

  • Lessons from age 3; childcare from 6 months at two centers.
  • Published childcare rates, which is rare: infant $250 off-peak / $260 peak, PreK $235 / $245 per day (2026-27).
  • A real town with real restaurants, which matters on the night nobody wants to cook.

Where kids’ ski school actually meets

Kids’ ski school takes place in three buildings so read your confirmation carefully.

  • Grand Colorado Children’s Facility (Peak 8) — garden-level plaza at the top of the BreckConnect Gondola.
  • Village Children’s Facility (Peak 9) — lower-level plaza next to Maggie Pond.
  • Beaver Run Children’s Facility (Peak 9) — ages 3–6 one level below Beaver Run Plaza at parking-lot level; ages 7–14 one level above, near the ticket windows.

Arrive 30 minutes early, or 60 minutes if you need rentals.

Childcare takes place at Peak 8 Child Care Center (behind the top gondola terminal) and Beaver Run Child Care Center (next to the Beaver Run Superchair). Both take 6 months–4 years from 8:30am–3:30pm.

With all these different facilities for child care and ski school, it’s super important you plan ahead when choosing where to stay in Breckenridge for a ski trip with kids. The last way you’ll want to start your morning is shuffling from peak to peak with all your kid’s ski essentials in hand.

Should you book ski-in/ski-out vs. downtown with a toddler

Breckenridge has a genuinely useful asset here. The BreckConnect Gondola connects town to Peaks 7 and 8, and the Breck Free Ride bus runs 6:15am–11:15pm, 365 days a year.

A gondola with a toddler beats a bus with a toddler in my opinion. First of all, the gondola is a much more unique experience that your toddler will be excited about. Secondly, it’s easier to haul all your ski gear and kids’ ski school essentials on the gondola. Plus the gondola drops you right at the base of the mountain. The bus will drop you at the nearest parking lot, so more walking will be required.

Ski-in/ski-out

The childcare drop-off is on the mountain, not in town. Both centers – Peak 8 (behind the top gondola terminal) and Beaver Run (next to the Beaver Run Superchair) – run 8:30am to 3:30pm. With a 6-month-old or a 2-year-old you’re making that trip up the hill every single morning whether or not you’re skiing, and again at pickup. Ski-in/ski-out turns two mountain trips a day into a walk.

Beaver Run is the specific reason to pay up. It has a kids’ ski school facility and a childcare center inside the property. If you have a baby and a 4-year-old, you can do both drop-offs without ever going outside. Nothing else in Colorado matches that except Purgatory.

The 30- and 60-minute rule compounds. Breckenridge asks you to arrive 30 minutes before a lesson, or 60 if you need rentals. Add a bus ride and a walk to that, with a toddler, and you’re waking a 3-year-old at 6:45am for a 9:30 lesson. Ski-in/ski-out buys you an hour of sleep.

Midday is when toddlers quit. A 3-year-old skis until roughly 11:30. Slopeside, you go back, dry everything, nap, and come out again at 2. From town, you’re committed to the mountain all day because going back isn’t worth the round trip.

One Ski Hill Place is the practical pick if you’re not using Beaver Run. It has direct slope access, steps from the BreckConnect Gondola, in-suite laundry confirmed, and two indoor pools plus hot tubs, which matter more than you’d think on the evening nobody wants to go out again.

Carrying gear to the gondola

Downtown Breckenridge

Breckenridge has a gondola, and that changes everything. The BreckConnect connects town to Peaks 7 and 8. Riding a gondola with a toddler is genuinely easier than walking with one, they sit down, they’re contained, they like it. Most resorts only offer you a bus. Breck gives you a lift. However, the gondola only serves Peaks 7 and 8. If your child’s lesson is at the Village Children’s Facility or Beaver Run (both on Peak 9) the gondola doesn’t help you, and town-to-Peak 9 means the bus or a walk. So the honest rule for Breckenridge is: check which building your lesson is at before you decide where to stay in Breckenridge for a ski trip with kids.

The Free Ride shuttle runs 6:15am to 11:15pm, 365 days a year. That’s earlier than you’ll ever need and later than you’ll ever stay out. Frequent, free transit removes most of the argument for paying for ski-in/ski-out.

Your money buys a kitchen, a washer and a second bedroom instead. Breckenridge childcare is $235–$260 per child per day, so a week of childcare for two kids is already a significant cost. Town lodging plus a kitchen usually beats slopeside lodging plus restaurant meals, and a separate bedroom where a baby can nap behind a closed door saves more evenings than ski access does.

Main Street is the actual advantage. Real restaurants, a grocery store, a pharmacy at 7pm when someone’s sick. Breckenridge is one of the few Colorado ski towns where the evening is genuinely better off-mountain, and with little kids the evening is half the trip.

Store your gear at the base. Use lockers or ski valet and ride the gondola in regular boots carrying nothing. Almost everything people hate about staying in town is hauling skis, but remove the skis and it’s a pleasant ride.

Best places to stay in Breckenridge for a ski trip with kids

Ski-in/ski-out

Beaver Run Resort. The Beaver Run Children’s Facility is inside the Beaver Run Plaza structure. This means kids’ ski school and a childcare nursery are inside this property (make sure to book the right one!) This is by far the shortest walk from bed to drop-off at Breckenridge. Other advantages are it has ski-in/ski-out lockers, in unit kitchen, laundry and an indoor/outdoor pool, a second outdoor pool and six hot tubs. It’s also three blocks from Main Street, so it’s the rare property that’s both slopeside and walkable to town.

Check price and availability at Beaver Run Resort.

One Ski Hill Place (Peak 8). Direct slope access, steps from the BreckConnect Gondola, in-suite laundry, two indoor pools, indoor and outdoor hot tubs, fire pit, and kitchen units available. Walk to the Grand Colorado Children’s Facility at the gondola plaza. The best all-round family building if you’re not using Beaver Run.

Grand Colorado on Peak 8. This resort has a heated slopeside plaza, pools, hot tubs and heated underground parking.  The children’s facility is at that same plaza.

Grand Lodge at Peak 7. Steps from the Independence SuperChair. It’s very convenient for getting on the mountain quickly. *See note below about staying on Peak 7 with kids!!*

A few thing to note about staying on Peak 7 with kids. There is no childcare or ski schools that run from Peak 7. You will have to transport to Peak 8 (gondola option) or Peak 9 (only available by shuttle bus) in the morning. Also, Peak 7 is intermediate terrain and above… not great for small children learning to ski. Lastly, the gondola doesn’t start running until 8:30am. Most ski school lessons also start at 8:30am so you’ll need to drive or use the free shuttle bus to get the kids to their lesson on time.

The Residences at Main Street Station (505 S Main St). The strongest family pick in town. Residence Inn by Marriott (600 S Ridge St). This hotel is steps from Main Street, full kitchen in every suite, year-round heated outdoor pool, rooftop hot tub. Note the laundry is shared, not in-unit, and Marriott’s own page says it’s a short shuttle ride to the gondola, not a walk.
